All buildings owners must fulfil their regulatory responsibilities to ensure the building is maintained, particularly its safety features or essential safety measures.
Essential Safety Measures are fire safety equipment and systems installed in the building to ensure adequate safety for all occupants and includes all the traditional services.
All essential Safety measures in multi story commercial/residential, buildings, motels, offices, shops, factories/warehouse, hospitals, theatres, etc, must be maintained to the same level of operations as at the time of installation/commissioning.
The maintenance of essential safety measures involves:
Ensuring services are maintained to levels specified in The Australian Standards and the Building Code of Australia.
Periodic inspections and testing and maintaining records of maintenance inspections and test results.
Owners must ensure they have a program of inspections, testing and preventative maintenance in place to meet the essential safety measures maintenance legislative requirements (Penalties will apply for non- compliance)
